Upland Hills Country Club is an executive golf course located in Upland, California. During the recent recession, the golf course fell into disrepair due to declining use and an overleveraged golfing operation. With a potential foreclosure looming, Diversified reached out to the owner with a plan to save the golf course by creatively re-entitling the property. As part of the plan, sales proceeds were dedicated to retiring the debt on the property which helped mobilize community support for the development. The entitlement strategy entailed utilizing undeveloped golf course land plus converting two par 4 golf holes into par 3 holes, resulting in 8.48 acres of developable land. Diversified processed and received approval for a 66 single-family residential home community. In June 2017, Diversified closed escrow on the property and subsequently built and delivered the homes, closing out the community in February 2021.
